SBA Announces Dip in 504 Loan Rates - Inside INdiana Business (press release)

INDIANAPOLIS (April 15, 2009)Historic low interest rates announced this week by the U.S. Small Business Administrations (SBA) 504 loan program, combined with the recent elimination of two real estate financing fees, generate compelling new options for business owners who plan to expand their facilities and operations, according to Premier Capital Corporation Executive Director David Amick.
Amick pointed to the significant opportunity available to small business owners and lenders who choose to utilize the SBA 504 loan program. The current 5.25 percent interest rates follow the temporary suspension of two fees typically required by the 504 loan program. These two developments enhance an already outstanding borrowing program, Amick added.
The 504 loan program accessed through Certified Development Companies (CDCs), the local organizations that work in tandem with lenders and small businesses, currently offers long-term, fixed-rate financing for commercial real estate at the lowest interest rate since the programs inception. The SBA works with its local lending partnersthe CDCsto provide such loans for small business borrowers who wish to use the financing program to leverage their investment and grow their business.

Guaranteed Health Insurance for Small Business - Florida?

I just became self employed this year. I saw Florida has open enrollment for the month of August (which is almost over) for small businesses. Would I qualify for this program? All of my tax documents from last year show I was not self employed.
Also - when we last applied for insurance my husband was denied because of his weight. He has since lost a lot of weight. I'm not sure how this would impact anything but wanted to mention it.
In the state of Florida - the August open enrollment is specifically for sole proprietors or 'groups of one". (2 or more people are required to form a group plan for every other time of year).
These plans are typically very expensive because everyone is accepted onto the plan regardless of health issues. Unless you have major health issues then it almost always makes sense to purchase a much cheaper individual health insurance plan in FL.
You typically will have to show tax documents proving that you are a legitimate business and not just a business formed solely for purpose of obtaining group health insurance.
You will want to shop around and compare quotes from at least 3 different companies. This is where an independent agent will come in handy.

I am thinking of starting another SMB Consulting practice in South East Florida. We recently sold our Managed Services company and we are moving to take a couple years off.
I know the itch is going to need scratched (to start another venture) so I would like to move to an area where there are lots of small businesses (not mom and pop cuban pizza delivery operations like in Doral).
For any who know the areas and a little about being an IT consultant, where would you suggest if you were planning another startup?
