Retail vacancy rates are running higher in most Mainland markets, with many in double-digits, the fallout from closures of department stores, big-box retailers and car dealers. Seattle’s retail vacancy rate stands close to 10 percent, according to a recent report by the National Association of Realtors .

In Hawaii, asking net lease rents increased to $3.65 per square foot per month during the first quarter, up from $3.55 during the same quarter a year ago, while operating expenses, or common area maintenance charges, averaged $1.25 per square foot per month.

The report notes that retail rents as outlined in leases call for a base rent or a percentage of sales, which allow for rent reductions during a slow market.

“This infrastructure does provide a cushion in a declining sales environment but there are signs that this downturn will continue for the next year or two and if it does expect additional store closures and rent renegotiations to restructure leases,” the report said. “That will lead to a further erosion of rental income and this will have a negative effect on property owners and in turn their lenders.”

How is the legal market in hawaii?

I may be moving to Hawaii about a year from now and sitting for the Hawaii bar. I would like to know how ample legal employement opportunities are. Is it particalarly difficult for a non-Hawaiian to get a job? Are there certain areas of legal practice that predominate in Hawaii? Any information would be helpful and appreciated. Thanks!
by the way, I assume most of the legal opportunities are in Honolulu. However, there must be exceptions to this rule. How many lawyers are actively practicing law on the other islands? Is it much more difficult to find employment as an attorney on islands other than oahu? Thanks!!

Most of the lawyers are located in Honolulu. There are private practices on the other islands (outer islands) but I would suggest that you establish yourself on Oahu first (after passing the bar of course) before considering moving to the outer islands.

Being successful in Hawaii (as a lawyer or any other professional) requires you to have intimate knowledge of the way Hawaii works, meaning how each culture within Hawaii works. You'll be able to learn that better in Honolulu than on the outer islands (where it'll be assumed you already know that information).

What's the likelyhood of an English native speaking Japanese/Chinese trilingual landing a job in Hawaii?

I want to move to Hawaii, but I'm apprehensive about the job market due to the fact that I would be a newby without any insider's knowledge. I can speak these three languages fluently and I would like to know what kinds of industries I may be able to get a job in. I was hoping that perhaps there would good opportunities in the hotel/tourism trade. I would appreciate anybody in the know to give me some tips about the Hawaiin job market. Thanks!

That is a skill few Americans have. I imagine you would have no problem finding a job in whatever you choose.
