The lawsuit, which seeks restitution and penalties from Flores, was filed at the federal courthouse in Los Angeles.

Federal authorities bring dozens of cases each year against companies accused of defrauding investors by offering unreasonably high returns. What made the Flores case unusual was its target investors.

"We have not in this region seen an investment fraud that we're aware of, or brought a case against, that involved the Hispanic community," said Finola H. Manvelian, assistant director of the SEC's regional office in Los Angeles.

Of the $23 million collected from investors in California, New York, Georgia, Utah, Nevada, Texas and Illinois, about $13 million was paid out as returns to investors, the SEC said. Flores lost more than $5 million in high-risk and speculative investments, according to the lawsuit.

"There's no money left. It's horrible," Manvelian said. "The money has just been completely misappropriated by her."

Made a Bad Investment, Need Info - what are the real estate penalties in nevada?

I made a bad investment on some homes in Nevada (Vegas) in December 2005 and can't afford to keep them past September of this year. I know if I sell before 2 years there might be tax penalties I have to pay, how much are those penalties? Also is there anything else I can do to be able to get out of this situation without losing money because selling the homes does gaurentee me not losing money. Is there any other option other than selling the homes or letting the bank foreclose on the homes that I can do. I'm eager to hear anyone's suggestions. Thanks.


There is no tax penalty. You just do not get the tax break for long term capital gains. You will pay taxes on your gain at the your regular tax rate. And don´t forget to includ all you costs in the propery, not just what you paid for it. Improvements are included in the costs.

Buying Land as investment in Nevada?

I've just been researching this as an option. I'm not very experienced, just someone starting on their first job, and thinking about stashing a bit of their money away in a variety of little investments.

I see land for great deals in Nevada and wonder if in 5-10 years it could be worth something.

I am careful to look for some place with easy road access. There are very nice towns nearby. What other things should I be looking for? What sort of zoning has the best potential for appreciation (all over a long term).

Any advice or hints would be much appreciated. Do you guys thing this is a silly idea and I should just hold on to my capital and put it in some bank instead? (with their pathetic interest rates :( )

Let me know what you feel about real estate investments in NV and what to look out for or avoid.

He was charged with one felony count of Racketeering, one felony count of Racketeering Conspiracy, three felony counts of Securities Fraud, one felony count of Offer and Sale of an Unregistered Security, and one felony count of Transacting Business as an Unlicensed Broker-Dealer and/or Sales Representative.

Today I called the Washington State Department of Licensing and they told me Michael Sweaney does not even have a business license for Chemlift / HMR Corporation. Maybe he is trying to avoid paying taxes. Seems like the same thing he was doing back in 1997 is maybe what he is doing now.
