Among the greatest challenges Americans face are those choices we make now that affect our future quality of life and that of our children and grandchildren. Yet these are choices we must make, particularly when it comes to our environmental and energy future.
Missourians are now wrestling with such a choice, as decision-makers consider a law that prohibits utilities from charging ratepayers for infrastructure before projects are completed. The issue is one of financial management and how to deal with the inevitable costs associated with bringing new power into the state or upgrading the current grid.
With the law that is currently being considered, the costs to build power plants of every type would be higher, which would make investment in necessary power generation more expensive and therefore less likely.
At stake today in Missouri is a proposed nuclear reactor – along with thousands of jobs – now planned for Fulton. AmerenUE, the company considering building the new reactor, wants to gradually increase monthly bills to save ratepayers an estimated $2 billion to $3 billion in borrowing costs. As in the case of prepaying a mortgage or car loan, savings come in the form of interest costs avoided.

Eventually, I'd like to obtain my real estate license (Missouri), but I'm more interested in investments, ie flips. Any ideas on where to start? Much appreciated!!
I would suggest getting your license, then networking with any developers, builders or investors in your area. Start by offering to get them coffee and making copies, anything to get in the door. Also, look into REIT's and TIMO's, this has wonderful facets to RE that so many aren't aware of. It has been my experience to stay away from the traditional REALTOR...This will quickly clasify you as a residential agent, and I don't think that is what you are looking for.

As a real estate agent specializing in investment properties, residential and commercial, I would like to know what are the best ways to market my services and products. I have access to residential properties that will cashflow with almost no money down and that are located in high-growth and high-appreciation areas, particularly Branson Missouri. The commercial properties have a strong cap rate and very competitive with the rest of the nation. I welcome any suggestions and, if it is something you tried yourself in the past, I would appreciate a brief explanation as to the results obtained. Thank you in advance everyone!

How much snow falls in Colombia, Missouri? And for how many months? I'm asking with regards to buying a car. I wonder if a rear wheel drive will be a bad investment as the front wheel drives seem to do better in snow. My choices happen to be more of the rear wheel drives and I wonder if this will turn out to be a bad investment.
