BEIJING, April 15 (Xinhua) -- China's mainland negotiator Chen Yunlin and his Taiwan counterpart Chiang Pin-kung are planning to hold a new round of talks on expanding cross-Straits relations in late April or early May of this year, State Council Taiwan Affairs Office spokesman Li Weiyi said here Wednesday.
The talks between the mainland's Association for Relations Across the Taiwan Straits (ARATS) and the Taiwan-based Straits Exchange Foundation (SEF) will focus on joint efforts to crack down on crime, regular cross-Straits flights, financial cooperation and judiciary assistance, Li said at a press conference.
The two sides will also discuss mainland investment in the island, he added.

A Hybrid Business Model for Renewable Energy Companies in Hawaii
In my Feb. 8 blog article, “An ‘Unfair Advantage’ for Hawaii R&D Companies in Renewable Energy Technology”, I proposed that a hybrid business model for R&D companies in renewable energy technology partnering with a developer of an on-site RE power producing facility can provide significant advantages over the typical venture business model. This blog article explains in more detail how the hybrid business model for Hawaii RE companies would work.
The typical venture financing model for startup technology companies in Hawaii has been structured around lowering risk by taking advantage of the State’s 100% investment tax credits (Act 221/215). With a Hawaii average of $5 million funding for a promising deal, the company will staff up with a senior management team, rent office and lab space, and employ an engineering team, product development team, and marketing and sales teams. It typically has a burn rate of $100,000 per month, expending its funds in 4 to 5 years. But Hawaii tech companies seldom can attain market visibility or anywhere near their projected sales targets due to the previously mentioned “perfect storm” of disadvantages they labor under. Making a case for further venture funding then becomes extremely difficult. If the company has not gained enough traction to ramp up product sales to at least break-even levels, it goes into “life-support” mode until the 5-year tax credit recovery period is completed. The Hawaii investors are deemed adequately compensated by the tax credits, and the Mainland investors can try to recover value from the company’s remaining assets, typically its intellectual property and patents.
In contrast to the venture financing model, Hawaii companies developing a new renewable energy technology can use a hybrid business model that provides significantly better results for the company and its investors. Just got back from Kauai, and properties there are way...let me say this again....way too expensive for what you get. A shack with 1/4 acre of land can go for 500K or more. Plus there's so many homes for sale there it's hardly an investment. A condo in order to be investment grade must have at least two bed and baths, and be right at the ocean to rent consistently. This will not guarantee consistent rents either. You have to understand that there is a huge glut of rental properties on most of the island chain. Agents will try to sell you on the investment idea of owning there, but for sale signs are everywhere. Like I said I just got back two weeks ago, and we saw several hundred units for sale along with many single family homes. You have to wonder why??? It's a very beautiful place, but extremely expensive there. The average cost for a two bed two bath condo is around 950K. One bed and one bath start around 675K for a decent unit. It's very hard to make that monthly payment on rents.

I am thinking of investing in vacant lots in either Half Moon Bay, CA, Southern Arizona (Marana - Tuscon area), or the Big Island of Hawaii.
Any suggestions from seasoned investors on which areas will see the biggest returns?

Un-improved land is the most speculative investment. If you have a rental at least there is income.
And yes, this is likely the worst time as I know there are thousands of empty building lots sitting here, waiting, losing money, since the housing crash.
The supply of homes on the market keeps increasing at this point. Report was just out.

Why doesnt America Just Sell Hawaii to get out of debt?

Why doesnt the govt just sell off Hawaii or alaska. Then they can pay for the mortgage crisis. Then backtrack and freeze the funds of individuals that created all these bad investment loans.
I dont see why ordinary americans have to be involved with political debt.
It is not the goal of our elected officials to get out of debt. If it were, we would see budgets that spend less money than is collected through taxation.
The truth is, the mortgage crisis is caused by our dependence on debt for "growth." The underlying fundamental problem is not the fall of housing prices (as Paulson says) or bad lending practices by brokers. In fact, the fall of housing prices is a solution. These are symptoms of a broader issue: excessive reliance on debt. What is the source of this debt? Look up the Federal Reserve System. Nearly every dollar represents government debt.
Short answer (from the perspective of legislators): why sell Hawaii when the Treasury can create securities from nothing and have the Federal Reserve create the money to make up for the deficit?
The only way America can get out of debt is for individuals and government to stop borrowing, start earning, start saving, and buying things you can afford. Yes this will cause a short recession, but it's a necessary recession, and real growth can start after it.
